Annual maintenance programs are designed to keep your water system in optimal working condition year after year. These annual services help prevent water loss, flooding, freeze damage, as well as unexpected utility bills.

Winter Deactivation

Deactivating an irrigation system, as part of our winter insulation program, incudes emptying all the irrigation lines; using compressed air to evacuate any residual water and reduce the risk of freeze damage throughout the winter months. 

Any external pumps or battery timers should be disassembled and stored indoors at this time as well.

Vacation homes and seasonal rentals, that won’t be occupied in the winter months, can be included in our winter insulation program as well.

Evacuating the main water lines with compressed air as well as filling drains with antifreeze helps prevent winter damage to your home as well and insuring peace of mind.

Spring Activation

Activating your irrigation system, as part of our spring start program, includes a thorough inspection of the entire irrigation system; this is referred to as a water loss inspection.

All necessary repairs and the replacement of any malfunctioning components would be completed at this time.

A reduced irrigation schedule is recommended throughout the spring, until the summer months when a seasonal schedule adjustment can be made in anticipation of the upcoming seasonal drought.    

This is a great time of year to service your home water system as well. Typically, water filters, UV bulbs and GFI outlets should be replaced or inspected once a year.

Annual Back-flow Assembly Test

An annual back-flow assembly test is required by the State of Washington; with the field test report being submitted to the proper water authority.  

This test, performed by our skilled technicians, licensed through the Washington Department of Health, insures that any potentially polluted water from an irrigation or catchment system does not contaminate the home’s drinking water or that of a neighbor’s.  

The location of the back-flow valve is commonly referred to as a Cross-connection.

Our technicians work hand in hand with the local water authorities to insure annual tests are completed, with the field test reports submitted to the proper water authority, to insure there is no disruption in water service or any additional reconnection fees.

Summer Schedule Adjustment

A water loss inspection is recommended in late June; completing all repairs and replacements at that time. 

This minimizes any flooding or unwanted water loss.  

The irrigation schedule should be adjusted at this time as well, in anticipation for the upcoming seasonal drought.

This is the time when the water levels in both potable and non potable water supplies should be inspected.

This provides a good check on the amount of water available for the remainder of the drought season and provides an opportunity to adjust any unsustainable water use.
